Andrew Mertz leads the firm's commercial real estate and secured lending law group. Mr. Mertz represents developers, builders, banks and other companies and institutions in a broad range of commercial real estate transactions.
Mr. Mertz regularly represents developers in the acquisition, development and disposition of shopping centers, hotels, office building complexes, apartment complexes, residential developments and other properties. This representation includes negotiating and drafting contracts, CCRs, easements, leases, and other real estate related agreements and instruments and the establishment of commercial and residential condominium regimes. It also involves representing clients in, and facilitating, tax deferred like-kind property exchanges.
Mr. Mertz's experiences include the following representative transactions:
- Negotiating and closing numerous acquisitions and construction and development loans, and writing title insurance policies on transactions ranging from $500,000 to $30,000,000;
- Negotiating and closing multi-million dollar loan transaction secured by a variety of commercial real estate properties in several states throughout the southeast;
- Structuring and closing acquisitions, financing and subsequent sale of a multi-family residential portfolio in excess of seventy properties;
- Closing the private acquisition of a majority of commercial properties in a local city center, spurring the revitalization of the area;
- Structuring and facilitating tax deferred like kind property exchanges involving office buildings, shopping centers, multi-family residential properties, apartment complexes, warehouses; and
- Organizing and counseling the first Community Improvement District (C.I.D.) in Gwinnett County, Georgia.
